Examines existing plans and specifications, makes recommendations for changes if appropriate and negotiates change orders.
Provides leadership and coordination with contractors to ensure cost estimates, design documents and resulting construction is of the quality required by the college.
PRINCIPAL DUTIES AND RESPONSIBILITIES Provides on-site inspection/coordination of construction projects on college-owned facilities to assure compliance with plans and/or specifications.
Inspects all work-in-progress at construction sites, Acts as a problem solver to contractors/sub-contractors, Negotiates necessary changes, Issues progress reports, Assures timely completion of projects, Verifies and approves applications for payment, Reviews shop drawings; maintains project files.
Participates in the selection of potential bidders/contractors through careful review of plans and specifications.
Examines plans and specifications during all phases including verification of existing conditions and dimensions.
Prepares required reports and maintains appropriate files.
Assists Director in coordinating the activities of professional consultants as they pursue various projects and studies for the college.
Upholds warrantees on behalf of college.
Coordinate the development and adherence of campus standards and construction policies/procedures with Director and Maintenance Manager.
Provide technical assistance to maintenance personnel as needed.
Fosters strong, positive, and professional relations with contractors, maintenance personnel, faculty, staff and students.
Performs other related duties as assigned.
REPORTING RELATIONSHIP First level supervisor is the Director of Facilities Planning and Management; second level supervisor is the NorthEast Regional Vice President.
Contract liaison with the college is the VP for Finance and Administration.
MINIMUM EDUCATIONAL/SKILL REQUIREMENTS Bachelor's Degree in architecture, engineering or construction project administration; or equivalent combination of training and experience.
Five years of experience including project forecasting and construction administration.
Demonstrated ability to deal effectively with a broad variety of people using both oral and written communication skills.
Knowledge of building and utility systems, current energy efficient building systems; energy conservation and management systems; building codes; administrative abilities.
